Here's a home that I bought from the previous owner was a couple of months behind on his payments. He was trying to move up north and be with his family and we were at the closing table with a couple weeks. No commissions were paid and Ed took his money and moved to Michigan.

This Lake Travis home was in bad shape when I bought it, but I saw it had great potenital. The awesome views of Lake Travis from both levels made me buy this home. The most expensive repair needed was the deck. It ran around $9,000 just to get the deck replaced (and that was a brother-in-law dea too). It has a non-traditional split-level floor plan and a small, rocky and sloped backyard.

The thing I hated most about Southwind Drive was the location. For those of you that don't know, Lago Vista is about an hour drive from downtown Austin. And I live in SW Austin in Travis Country. Point Venture is located on the tip of a pennisula within Lago Vista. Lago is on the North Shore of Lake Travis and there is no bridge from Lago to Lakeway (South Shore - 25-30 minutes to downtown Austin). You have to drive north to Hwy 183,west on FM 1431and continue driving a good 25 minutes till you get to Lago. After that, you have to drive another 15 minutes to get to Point Venture. I can get to San Antonio in the same amount of time!

Point Venture is a laidback lake community with it's own marina, golf course, community pool and, the famous, Shade's Cafe (outdoor floating restuarant) which in within the marina. You can take a free ferry ride to and from Shade's from the Lakeway Marina. It's worth stopping in hamburgers and a beer in you ever find yourself on Lake Travis, hungry and thristy.

With the hour drive to Austin, the small backyard, and the non-traditional floorplan, I thought I would have to sit on this home for a while. It sold within 7 days about I listed it in the Austin MLS for over the asking price.

And that's it, folks! I wish I would of taking more pictures. This is actually the first house I took before and after pictures. Southwind Drive still needed additional updating when I sold it. It wasn't a complete renovation, but it's still a cool lake house. We had lots of interest and it sold quick!

Point Venture POA (Property Owner's Assocation) is a Texas non-profit corp. formed in 1970. It's located on the North Shore of Lake Travis across from Lakeway, TX. The POA mains a junior olympic-sized pool, a fifty acre park on Lake Travis with 3 boat ramps, six tennis courts, picnic tables, playground, and a nature area. The population in Point Venture in about 500.
